In the Pelican Point Subdivision, the properties are quite a bit larger than most lots on the Caye.  These 1/2 acre lots are in the residential part of a larger project that includes high-end condos and a 400 slip marina.

This particular property is a ‘corner lot‘ so to speak… the corner of two canals that is.  There is frontage on the main canal that leads to the sea as well as on a side canal. Total canal frontage equals about 250 feet.  The west side of Caye Caulker is about 650 feet away, straight to the west along the canal, right to the Caribbean Sea. The property is roughly triangular in shape and is serviced by a road at the south end of the lot.

This subdivision is one of the very few on Caye Caulker where there are Covenants that run with the property.  Things like residential use only, minimum sqft for homes, no chicken farms or old tire storage, that kind of thing.  The idea is to have some consistency in the look, feel and use of the area.  It’s a good thing, the covenants are not restrictive, protecting the interest of all the property owners…

There’s one nice home already built, at the east end of the canal.  In the last 18 months we sold two other lots in this area, a seafront lot and another canal front lot.  Both Owners are planning to build in the next 12 to 18 months…  This will develop into a very nice community as more homes are built…

The massive foundation and 7000 gallon water storage tank at the base of the building is all reinforced concrete with the generous use of rebar, all of it coated to eliminate corrosion.  Above this, the radiating beams cantilever over the supporting perimeter walls and are tied to the massive, central column.  These beams and the floor were uni-poured, creating a super strong structure.  Moving further up, four columns support the bedroom level floor, walls and roof.  The walls of the main level are of wood frame construction, angled outwards with PlyCem cement board on the exterior.  The roof is framed with wood with storm ties to the walls. The enameled steel roof tops it all off…

This waterfront property is also amazing. Along the sea measures 85′ and the lot stretches back 215′ on the north side and 205′ on the south side.  There are coconut palms, banana palms, travelers palms, huge almond trees and pencil cactus.  There is a workshop along the north side of the property along with the basic accommodation for the caretaker.  All the tools, supplies and wood in the shop are included in the sale!  Along the sea, a rope fence separates the property from the walkway and seawall that the Owner has built.  The land is ‘high & dry’ with soft white sand everywhere…

All furnishings and appliances are included.  However, the propane/butane fridge needs repair or replacement and the burner in the oven of the gas range needs service.  Dishes & cookware as well as cutlery & glassware are all there too.  You would literally be able to arrive with your suitcase and have a comfortable stay…  There are even two bikes included!

In addition, there’s an outside shower, a BBQ and a butane tank for the stove.  There’s a well on the property too, although it’s not being used at this point.

This is a ‘second row’ lot, meaning that there is just one property between this lot and the water.  The seashore is just 110 feet away…

The cottage, furnishings and systems are in very good condition but there are a couple of maintenance items to attend to.  A railing at the end of the porch needs repair and some of the screens need a little TLC.  These items have already been factored into the price as the Sellers are looking for a quick sale.
