The owners of the following properties, land and homes recognize that in this market, Buyers sometimes have challenges in getting financing for the purchase of a home or property in Belize. This is true even for Buyers that have excellent credit ratings, it’s just that banks and lending institutions have little money and tight restrictions on lending funds at this time.
Here in Belize, when a Seller offers financing for the purchase of their property:
- an Owner Financing Agreement is prepared covering all aspects of the loan
- five year terms are common with a balloon payment at the end, depending on the loan amount
- most Sellers request a minimum of 50% down
- the title to the property is held by the Seller until the loan is paid out
- and, if you are asking the Seller to provide financing, the agreed selling price will likely be close to the asking price
- as with any loan, you will have to qualify yourself in the eyes of the lender, in this case, the Seller
