Interested in buying property or land with Owner Financing?
The owners of some properties, land and homes on Caye Caulker recognize that in this market, Buyers sometimes have challenges in getting financing for the purchase of a home or real estate property in Belize. This is true even for Buyers that have excellent credit ratings, it’s just that banks and lending institutions have tight restrictions on lending funds at this time.
Here on Caye Caulker in Belize, when a Seller offers financing for the purchase of their property for sale:
- an Owner Financing Agreement is prepared covering all aspects of the loan. This is part of the Purchase and Sale Agreement
- 3 to 5 year terms are common with a balloon payment at the end, depending on the loan amount
- most Sellers request a minimum of 50% down
- interest rates are generally 6% to 10%
- the title to the property is held by the Seller until the loan is paid out
- and, if you are asking the Seller to provide financing, the agreed selling price will likely be very close to the asking price
- as with any loan, you will have to qualify yourself in the eyes of the lender, in this case, the Seller
